I decided to sell my house myself and have an open house to display the real estate. A potential buyer comes and receives an offer. What now?
Eligible buyers
Your house looks sharp. You have words to tell people about the open house. If a certified buyer attends and wants to buy and purchase your home, you need to be ready to take action.
Most certified buyers have strong lender letters. If one of them wishes to purchase, you can proceed to the next step. There may be people who want to come to your open house and want to buy, but they do not yet have the letters of the lender. Let's propose a mutual beneficial alliance to deal with that situation.
Please call some lenders before planning your open house. Tell them that you are planning an open house and buyers (even if you do not want to purchase your home), prepare a lender and grasp what you can afford. Tell them that they will help you evaluate the lender's letter that the potential buyer has offered you. Please select the lender you feel most comfortable and solve mutually acceptable dates for your open house.
You can introduce all attendees of the open house to lenders. I find it helpful to you frequently. Some of the attending buyers can be the source of additional loans for the lender. Everyone will win.
Prepare for action
If someone wants to make an offer, you need to know how you want to process the contract. Is there a lawyer who draws it? Do you propose using the contract? If so, let's take it to your hand. Do you have a specific payment company you want to use? Please do your homework and think about these things in advance. Buyers may have their own ideas and connections. You should consider reasonable proposals made by potential buyers, but if you do not know how to proceed with buyers, you will need to prepare your approach. The point is to plan your course of action in advance.
Finally
FSBO sellers often worry if someone attends an open house. They are surprised afterwards gladly as people arrive. Such happiness can be embarrassing when an offer is made and the seller of the FSBO does not know how to handle it. If you positively think and prepare, this does not have to happen to you.
